Why the first few days decide the cost
Soot is not dust. It is acidic, and it keeps working:
- Within hours, plastics discolour and porous surfaces begin absorbing odour.
- Within days, metals corrode and tarnish, and grout, marble and finished surfaces begin to etch permanently.
- Within weeks, staining that could have been cleaned becomes staining that must be replaced.
Meanwhile the water used to fight the fire is doing its own damage, and in a Mohave County summer a wet, closed-up structure develops mold conditions quickly. The gap between the fire and the start of restoration is usually the single biggest factor in what the job ends up costing.

Securing the property
Board-up of openings, roof tarping, and making the site safe — protecting against weather and unauthorised entry while the claim gets going.
Assessment
We document the full extent: fire damage, smoke and soot migration, water damage from suppression, and what is salvageable. Smoke travels far further than fire, and the affected area is almost always larger than the burned one.
Water extraction and drying
Run as its own process, because a fire job that skips proper drying turns into a mold job.
Restoration
Soot and residue removal
Different fires leave different residues — dry smoke, wet smoke, protein residue from kitchen fires, fuel oil soot — and each needs a different cleaning method. Using the wrong one drives residue deeper into the surface.
Odour removal
This is the part people notice for years if it is done badly. Surface cleaning alone does not reach odour absorbed into framing, insulation and soft materials. Depending on severity we use thermal fogging, hydroxyl or ozone treatment, sealing of structural surfaces, and removal of materials holding odour that cannot be treated.

Furniture, appliances, documents, textiles and personal items are inventoried, cleaned where possible, and kept safe while the structure is worked on. Some things can be saved that look beyond it — ask before discarding anything.
HVAC cleaning
Ducting distributes soot and odour through the whole building every time the system runs. It gets cleaned, or it undoes the rest of the work.
Reconstruction
Structural repairs, drywall, flooring, paint and finish work to return the property to pre-loss condition.
